My wife, 2 girls, and I recently moved to Madison, Ga. We found a house we absolutely fell in love with. Unfortunately our home where we are from was still for sale. We loved the home so much we wanted to see if the owners would be interested in a lease purchase. Ed Latham who was the realtor quickly (without discussing the offer with owners) said and I quote "absolutely not". We were upset to say the least because of how much we loved the home. Our realtor who was great btw was very persistent and after several attempts finally got Mr. Latham to bring the offer to the owners and they agreed.
After the first month of being in the home Mr. Latham started putting the pressure on us wanting to know an exact close date. We kindly reminded our agreement and let him know we would close as soon as our home sold. For the next 6 months it was like clockwork, We would receive a text or call from our realtor bc of the pressure being put on her by Mr. Latham. By month 7 we started the closing process to purchase the home. Unfortunately now the pressure from Mr. Latham had escalated and turned to threats. He was now threatening to terminate the whole deal if we didn't close by the agreed date on the contract. He said that we would lose our down payment and the whole deal would be terminated. We were stressed beyond belief at this point and my wife was in tears fearing we would lose the large down payment we put on the home. Not sure what to do I reached out to the owners and explained what was going on. They were so nice and explained that in no way shape or form would they ever terminate our agreement.
About a week later on a Friday night around 8:00pm Mr. Latham unexpectedly showed up to our home. He explained that all of the pressure and threats were directed towards the lenders. He said that if he didn't threaten to cancel the deal the lenders would take their time with the closings. Not believing any of the nonsense he was selling, nor appreciating the fact he was at our home at 8pm unanounced I kindly heard him out, shook hands, and ended the conversation. A month later we were Finally closed!! However the sale price of the home and what we paid was $500 off. We contacted our lender because we were expecting a refund on the difference. Mr. Latham took it upon himself to call our lender and tell them "we didn't deserve any money back". Our lender kindly told him that "you don't decide if they get money back sir". Our lender called and told us the conversation that went on between her and Mr. Latham and I was in shock. So needless to say all of the events that took place with Mr. Latham were enough to cause me to write this review. I am extremely busy, and have never taken the time to write a negative review against anyone or any business. But I want to save everyone who is looking for a home from having to to deal with Ed Latham. He is extremely unprofessional and rude and would never recommend him to my worst enemy.
